Check In and Check Out times
  • Guests may Check In into the villa after 3 pm – The mandatory Check Out time is 11 am.
Payment Terms
  • A deposit of 50% (taxes included) must be transferred within 3 days after confirmation. If not, the booking is not confirmed.
  • The balance of 50% must be transferred at worst 45 days before arrival (low & high) season or 60 days for peak season rental. If not, the deposit is kept by the owner and the booking is cancelled.
  • In case of a booking within 45 or 60 days (depending on season) before arrival, 100% of the amount must be transferred within 3 days after confirmation. If not, the hold fails.
Residential Terms
  • Any illegal behaviour from guests and guests of guests is the exclusive responsibility of the guests, and not at all, in any condition, of th villa, its staff and its owners.
  • Any illegal behaviour from guests and guests of guests allows the villa, its staff and its owners to cancel the stay immediately, without any kind of refund or comensation.
  • Management reserve the right to remove guests from the property if guests behave in an irresponsible manner and or damaging the property or endangering themselves or guests or guests of guests.
  • Any payment to the villa, to its staff or to the owners, means a clear and understood agreement of these terms by guests.
  • The regular maximum capacity for each villa is 2 guests (adults, children and babies included) and can not be increased without any formal consent from the management. Extra bed if required can be arranged, charges will apply.
  • The villa is only rented for holidays. Any kind of event requires a formal confirmation from the owner and will be subject to “event fees” (Banjar Fees, Government and Police Tax).
  • Meals will be selected from our menu which will be sent to guest after confirmation of booking. Meals are charged at fixed menu prices.
  • Any damage or loss of our property will be chargeable to the guest.
  • Cinema projector must only be handled/operated by adults, children are not permitted. Our staff will assist with the use of the projector in our cinema.
Events
  • An event is a social gathering or celebration where the total number of guests exceeds the sleeping capacity of the villa or when a significant amount of equipment (such as an external sound system) and or fireworks is brought onto the property.
Event fees
  • A fee is charged by the villa for an event. The fee will cover the “banjar fees”. Banjar fees are police and local government contributions.
Cancellation Terms
  • If cancellation is done prior to 61 days included for low and high season, 91 days for peak season, the money already transferred will be refunded back with a deduction of 20% of the global rental amount. All bank and transfer fees must be borne by the guest, and not at all Owner’s.
  • If cancellation is done within 60 days for low and high season rental and 90 days for peak season rental, all the founds already transferred will not be refounded nor any kind of compensation for the guest.
  • A cancellation becomes official as soon as the owner receives a formal written notification and terms as above apply.
Car rental
  • Transfers from and to airport are included (longer distances will incude a small charge depending on where the pick up is).
  • Hourly rate for use of the car if exceed 8 hours – Rp 150,000++ per hour.
  • Extra car rental inclusive driver, one car (seats up to 6) will be 1,000,000++ per half day (6 hours) and 1,500,000++ per day (8 hours).

Event organizers
  • Guests obviously want to enjoy their event and not have to worry about the villa or contractors providing services. The responsibility for this lies with the Event Organizer. All events are required to have a qulified Event Organizer (EO). The EO should :

  • be on site for the entire period of the main event including set up, event and clean up. Note villa managers may refuse entry of ontractor until the EO is onsite.
  • be onsite at the key times (contractor arrivals, clean up etc).
  • provide at least two (2) telephone contact numbers for the duration of the event.
  • provide all staff for function duties including set up, event management and venue clean up.
  • try to use the local community where possible for entertainment and services such as flower girls, rindik, gamelan etc.
Approval process
  • All event bookings will be required to submit an Event Plan via the appointed EO at least 6 weeks prior to the event date. The Event Plan should include : an Event Summary, a Run Sheet and a Site Plan.
Car rental
  • One car (seats up to 6) is provided with driver for your daily use of up to 8 hours (petrol not included).

General conditions
  • Guests and event organizers need to be sensitive to the local community (Banjar). There are generally strict local rules about music and noise. The rules typically are :

  • Live music (band) permitted until 11 pm.
  • DJ / amplified music permitted until 12 am.
  • Reasonable house stereo system permitted after 12 am.
  • The villa manager to determine appropriate sound levels at all times.
  • All external guests must leave the property by 1 am.
Power, cabling and lighting
  • Villa electrical supplies are generally not sufficient to cater for events. In order not to damage the supply and to protect the villa from fire hazards, the guidelines below need to be followed :

  • No power is to be drawn from the villa supply.
  • A generator with minimum 40 KVA should be supplied.
  • Cables should not be dug into lawns.
  • Cables should try to follow edges of concrete/grass where possible.
  • Cable traps should be laid in high traffic areas or where cables may pose a safety risk.
  • Electric lanterns are permitted to be hung from trees using existing nails only..
  • Heavy lighting must be attached by metal brace and not by hooks and nails.
  • Paper candle lanterns, firworks or Thai wishing lanterns will only be allowed if the guest signs an indemnity form following approval and at the discretion of the management.
  • All candles should have candle bases to prevent wax spillage.
Summary
  • Maximum guests : 60
  • Minimum stay : 3 nights (Low Season) / 5 nights (High Season) / 7 nights (Peak Season)
  • Event fees : To be advised by management. NB : These fees are subject to change.
  • Curfews : 11 pm for live bands / 12 am for amplified music / 1 am for external guests to leave the Estate.
The Main Bale
  • The Main Bale is ideal to welcome guests to the villa. It is perfect for welcome drinks but should not be used as an event space. The furniture in this area cannot be moved and no external infrastructure can be brought in.
  • Bathrooms in the bedrooms are not recommended for public use and the bedrooms should be locked during the event. There are two (2) common area bathrooms available for public use (ie. not in the bedrooms). EOs are responsible for the cleanliness of these bathrooms during the course of the event.
  • No staging is to be built into or over the pool. Floating bamboo and foam structures for candles and flowers are permitted, however they should be removed by the EO by 1 am or as soon as guests enter pool in order to avoid any damage to the pool..
  • Balloons are also not allowed to be released due to environmental protection.
  • DJ and dance floor should preferably be by the poolside, if on grass protection must be put down to protect the lown.
